All weekly bookings are from Friday to Friday. Weekend and midweek breaks are available in off peak season Friday to Monday and Monday to Friday,arrivals should be after 4pm on day of arrival and departures should be by 10am on day of departure,to allow for a smooth change over for guests.

To confirm the booking we require 20% of the full rental rate,by making this payment you will be accepting these terms and conditions. The remainder of the rent and a fully refundable household deposit of £150 will become due 6 weeks prior to your arrival. Non payment of the balance within the agreed time may lead to cancellation of your booking. We can accept cheques or money transfers direct to our account. When we have received your deposit,email or written confirmation will be sent.

Our insurers have requested we hold a household deposit of £150,in making the booking you accept that you have read these terms and conditions and that you will keep the property,its furniture,furnishings,equipment and fitments in the like state of repair and condition as at the commencement of your rental. You agree to leave the cottage as you found it and to pay the full cost of damages and breakages,any additional cleaning or repairs will incur a surcharge, as a result we will hold the household deposit and subject to the rental being ended with no damages or excessive cleaning required, this deposit will be fully refunded within 7 days of holiday completion,either by cheque or directly into hirers bank account.

Please advise us of any cancellation as soon as possible. We will try to re let the dates if possible but if we are unable, the balance and the deposit will be forfeited.

Personal holiday insurance is recommended for this reason. In the event the owner has to cancel for reasons beyond there control a full refund of monies paid will be given. The owner cannot be held responsible for any further consequential losses.

We advise personal holiday insurance is taken.

No responsibility is accepted by the owner for any accident, loss, or theft to persons or property whilst in or around property or premises or illness or injury arising from any form whatsoever.

Personal holiday insurance is recommended for these reasons.

The hirer should undertake to prevent any member of their party from causing a nuisance or disturbance to the property’s neighbours.

The cottage is non smoking.

The maximum occupancy of the cottage should not be exceeded. Any extra persons may be asked to leave.

The cottage is let as holiday accommodation only.

The cottage should not be sublet.

In the event of an emergency,the owner reserves the right to access the property at anytime.

Well behaved dogs are welcome and in the interests of future guests please observe the following,dogs must be under control at all times,please do not allow in bedrooms or on furniture. House in the laundry room and never leave unattended in property (unless caged)please ensure you remove all evidence of your pet from inside and outside of the cottage before you leave,failure to do so will incur a charge. dog owners must abide by these conditions,the cost is £20 per dog.

The hirer should make sure all members of their party are aware of and strictly adhere to the spa rules and safety instructions. Please note a house keeper will visit at any time to check the water balance and quality. This procedure is a safety requirement for spas in holiday cottages to ensure the chemical balance of the water remains continuously safe for your enjoyment throughout your stay. Please ensure guests take a shower prior to using spa.

All linen,towel,bathrobes and firewood are included in the price.
